Sharon Vornholt and the Louisville Gals Real Estate Blog.

The Blog of Innovative Property Solutions, LLC

Welcome and thanks for stopping by my blog. My name is Sharon Vornholt. I have been investing in real estate since 1998, and I am passionate about real estate investing!

I have two grown daughters. My oldest daughter has worked with me in my businesses since graduating from college and my youngest daughter is a professional property manager. I also have a granddaughter that so far, does not share my passion for “ugly” houses. Since she is only 10, I’m not too worried about that (yet).

In 2008 I took the huge step of becoming a full time real estate investor after owning and operating a successful home inspection company for 17 years. It was a scary step, but one that I have never regretted! Over the years I have done some rehabs, bought a few rental properties, and finally found my true love which is wholesaling.

Wholesaling is a business that anyone can learn. If you are just starting out you don’t need cash or good credit to get started. I believe that everyone should learn to wholesale properties regardless of your primary real estate investing strategy.

If you are a buy and hold investor, you can use these “chunks of cash” to pay down your properties. If you are a person that likes to fix up a property and then sell it, it is nice to have a little nest egg for emergencies that tend to crop up during the rehab process.

Since I first began investing in real estate, I have attended a number of “boot camps”, conferences, seminars etc. I continue to devote time and money to my real estate education as I believe it is vital to your success. I would encourage you to invest in yourself and your real estate education. It is truly the path to success!

I am striving to lead a joyful, stress free life on my way to building a business that will provide not only financial freedom for me, but the personal freedom that comes from escaping a 9 to 5 job. I would love to share with you the joys and also the pitfalls along the way to building this business that I love. As I am an avid reader, I will also be posting book reviews from time to time.

Thank you for your continued support and I look forward to your comments and suggestions.

What one or two books and seminars have you found to be the most helpful in your real estate career?

Hi Ed – You know, there are just so many.

I learned so much about buying properties and rehabbing from Robyn Thompson the “rehab queen”. Her bootcamp is exceptional. You can find her online.

I have a (local) mentor, Mike Butler, who is phenominal. Mike puts on a bootcamp that is called “Make your first million without quitting your job” that is hands down one of the best I have ever attended. Mike is a speaker, author, educator and a brilliant businessman. You can find him at MikeButler.com.

I just finished reading Mitch Stephen’s “My Live & 1000 Houses” and I highly recommend this book. Mitch tells his story; the good times and the struggles. Every real estate investor should pick up a copy of this book. You can find it on Amazon.

I don’t think there is any “magic bullit”. I believe that the secret to success is to just keep feeding your mind, and to network with like-minded folks.

awesome blog Sharon… WOW…    got a tip for you… you might consider allowing comments on your posts. thanks for the atta-boys! Mike Butler

    • Hey Mike-

I’m glad you like it. You have been such a help and inspiration to me. I have actually referenced you in several of my posts, but I wasn’t the best at keywords at the very beginning you you are “hidden in the posts”. I am slowly going back and fixing that. I recently did an updated post on the SAFE Act, and I did get your link in there and also a link to the video you and Harry did.

I actually do have a comments section but it only shows a tab at the bottom. If you click on a post (so that only that one shows), then you see the box. I use Discus and since I can’t figure out how to fix this problem, I am looking for another comments system. Any suggestions? I get a fair amount of comments and reposts on facebook, but I’m sure it would be better with a different system.

I have been planning to ask you if you would consider doing a guest post for me. Any interest? Also, I have pulled out your book for my next book review if that’s ok. I didn’t think you would mind, but I wanted to ask. Would you like a link back to your site or to Amazon?

I was recently asked to be a regular contributor to the BiggerPockets Blog at BiggerPockets.com which I’m sure you know is a national blog. I will be doing articles for them as well as the REIAbrain.I think BiggerPockets has over 70,000 members.

One last thing, I mentioned to someone in KREIA a while back that Mitch Stephen would be a great speaker for the club. He is from San Antonia and he wrote a book called “My Life and 1000 Houses”. It’s a terrific book which is sold on Amazon as well as his site. I did both a book review and an audio interview with him which are both on my blog. I have his contact information if you want it.

Mitch is a real life investor that has had quite an interesting journey.

      Thanks for stopping by Mike.
